Property Development KAPAR Taman Tok Muda Jaya


Joint venture in development of 64 units of single storey terrace houses in Kapar, Klang, Selangor. The project is strategically located in a matured area, with many amenities such as school, mosque, pusat Kesihatan and Kapar town which is 5 km from the development. 

Kapar is a growing town with many major economic catalysts being developed. One of the main catalysts are the ECRL station, which is located less than 7 km from the property development, which is expected to be completed in December 2026 and operational in January 2027. Once operational, Kapar can be reached by 3.5 hours from Kota Bahru Kelantan. 

The other catalyst is an industrial area known as KIIP measuring 500 acres which will be a Major economic booters in terms of providing job opportunities. The development of the industrial area will attract people to move into Kapar area to fulfil the job requirement and opportunities. This will create a huge demand for property rental and sale in Kapar.

This housing development project is expected to be completed in December 2026. Koperasi’s role in the property development is as financial advisor to the developer.

Expected returns to investors of the project: 13% for a tenure of 1 year. Kodana started to be active in the past 6 months. Hence the property development id the only project that has been finalised to date.

The secondhand gold market presents a compelling investment opportunity by targeting underserved segments.

Many gold dealers, pawnshops, and Ar-Rahnu operators experience capital inefficiencies and cash flow bottlenecks due to holding excessive inventories of secondhand gold. This opens a clear path for a liquidity-driven, customer-focused business model.

KDIB aims to capitalize on this opportunity through a joint venture structure with established industry partners. We have already identified potential collaborators and are currently refining our business model. With strong market fundamentals and high-return potential, we believe this venture represents a strategic move into a scalable and resilient segment of the gold ecosystem.

PGM CUP is a scalable motorcycle service chain developed from the legacy of PGM Motorsports, a well-established name in Malaysia’s superbike and motocross industry. Leveraging its expertise and brand recognition, PGM CUP is now expanding into the high-volume kapcai segment, which accounts for 95% of motorcycle sales in Malaysia. The goal is to become the country’s most trusted workshop brand by offering standardized, reliable, and affordable services across a nationwide network.

Malaysia has over 7 million motorcycles on the road, with 83% of households owning at least one motorcycle. Despite this large market, the motorcycle servicing sector remains highly fragmented, dominated by independent, unbranded workshops. There is currently no dominant consumer-facing workshop brand, making this an ideal opportunity for consolidation and brand leadership.

PGM CUP operates on a franchise-style model, offering investors and partners a turnkey solution with full support in branding, technical training, operations, and finance.  Breakeven is expected within 20–24 months for CUP 1, and as early as 8 months for CUP 2 and CUP 3.

Kodana is highly looking into investing in PGM CUP as it presents a first-mover advantage in transforming a fragmented, informal industry into a professionally managed, branded network. The business provides essential services with recurring demand, and is well-positioned for scalable growth across Malaysia and Southeast Asia.
